Certainly, what we will do specifically to help you buy a property is important to you. You are probably wondering why it is worth cooperating with our office, with one of the Top Agents. Let us list the 11 most important steps we take on our common path to success. They will allow you to make a well-considered decision and consciously choose your future partner to buy your new apartment, house, commercial premises or plot.
A Top Agent always tries to prepare properly for a meeting with you. Considering the specific location of your future apartment, house, commercial premises or a plot of land - they check and analyze the listing prices on the local market and, if possible, verify the actual transaction prices. Working in this area and knowing the area well, as well as constantly monitoring and analyzing the changing situation in the industry, the agent is able to properly estimate the approximate value of the property in a given area and propose the optimal price for which the property should be purchased - so that you do not overpay. Of course, the final decision on the transaction price when buying a property is ultimately yours but remember that a Top Agent is familiar with the local market, constantly monitors market trends, is familiar with the current demand and supply of real estate, regularly negotiates the terms of the transaction with clients - and can expertly advise you what's best for you or even advise against actions that would cause you to pay too much.
Your Personal Agent places emphasis on thorough preparation for the conversation. You meet, talk about your needs and expectations related to buying a property. The agent asks a lot of questions - they must make sure, based on the information you provide, that they are able to help. They also describe the possibilities and conditions of potential cooperation. You meet the agent in person, you also have the opportunity to ask him/her questions that are important from the point of view of choosing a future partner to cooperate with, which will help you make the right decision. Then, if both you and the agent are satisfied with the course of the meeting so far and are interested in continuing the process, and you also agree on mutual rules, you arrange a meeting to sign a brokerage agreement.
The next step is to sign a brokerage agreement to search for your new property. Remember - a Top Agent will not work without an agreement. Apart from the fact that a brokerage agreement in Poland must be in writing, under penalty of nullity, such action would be absolutely not in our style and inconsistent with our standards! We work reliably and according to high standards, and our work is based on a specific plan and mutually agreed and recorded arrangements, so that - as a client - you know exactly what awaits us on this common journey. We expect loyalty and cooperation from our clients, in return we offer a dedicated Personal Top Agent involved in the process.
We work with full commitment and actively search for properties that meet the criteria you specify. We thoroughly search the market to find listings that meet the right parameters. We check properties that other agents have in their portfolios (both Top Agents and agents from outside our agency), we contact clients who are selling directly, without their own realtors, and we also verify the so-called under-the-counter listings (whose owners have reserved the right not to market them on the open market), unavailable to the general public, i.e. to the average client (including yourself), which circulate in the closed circuit of only real estate agents. Depending on the type of property you are looking for and the agreed plan, we perform many different activities - all so that you can buy your apartment, house, commercial space or plot - as quickly and as advantageously as possible.
In our cooperation with clients, we commit to cooperating with other real estate offices and agents - with all of them without exception! We want to reach as many sellers as possible and it does not matter to us whether these clients advertise directly or are represented by other real estate brokerages. You are our client, it is your apartment, house, commercial place or land that we are to help you purchase, so every property is welcome - we will not miss any :) Plus, we do not receive remuneration from the other party to the transaction and we have absolutely no motivation not to present other real estate agents' listings. Quite the opposite: the more properties you see, the faster you will find out what the market has to offer and understand what prices apply there, so the more efficiently we will conduct the transaction and the more satisfied you will be - and this is key for us!
A Top Agent stays in constant contact with their client and reports regularly on their work, ensuring that you know what is happening at every stage of the process - what has been done so far, what new property listings have appeared on the market, what properties you will soon be viewing and how they rank in relation to other similar properties, whether it's worth bidding and how much it is worth before making a potential purchase offer. At the beginning of the cooperation, you establish at what intervals you would like to receive information from your agent and when property presentations will take place. Regular contact with a Top Agent makes you feel properly cared for - almost led by the hand.
Property viewings are a very important part of the purchasing process, so a Top Agent is personally present at all presentations - they watch and evaluate, ask sellers or their agents the right questions, advise. Your Personal Agent, as a dedicated, trusted specialist and professional working only for you, always providing good advice, is also for you - as a client ordering the buying service, certainly a much more comfortable scenario than you wandering around and viewing different properties alone, having to sign many brokerage agreements with many different real estate agents, who not only already have a signed listing agreement with the seller but also condition the presentation of the property on concluding a separate brokerage agreement with you. Otherwise, they will not show it to you. The only question is - who do they really work for, since they collect remuneration from two parties to the same transaction?
Your Personal Agent - working only for you, has a unique opportunity to look after only your interests - especially during the negotiation process with a potential seller. A Top Agent, professionally and without any conflict of interest, is able to conduct difficult conversations with a client or his/her agent without revealing your motivations, the maximum transaction price you are willing to accept (and pay) or disclosing any other important issues that could negatively affect the final terms of the purchase. Your Personal Agent works only for you and does not collect a fee from the seller.
Once you make a decision to purchase a specific property, in order to avoid any potential and completely unnecessary complications and delays, we always check the legal status of the apartment, house, commercial premises or plot of land you have chosen. At the beginning, the Top Agent will ask the seller or his/her agent for the land and mortgage register number or another document appropriate for the given property (e.g. a certificate from the cooperative, a document on the basis of which the seller became the owner of the property, an extract from the land register, etc.). The agent must make sure that your new property has a regulated legal status and is ready for the transaction. And if it is not, your real estate agent will verify how long it will take to complete the formalities and advise on what the best solution should be for you in this situation.
A Top Agent will take care of preparing the transaction, cooperating with a credit advisor, appraiser, architect, surveyor or lawyer, will support you in gathering all necessary documents, complete the necessary formalities, set a date for the deed at the selected notary office and pass on the mutual agreements to the notary or even - if necessary - will subtly cool down the heated emotions of both parties.
The seal of your cooperation with a Top Agent is a successful and satisfactory transaction, i.e. a sales contract at a notary's office - and your Personal Agent is there with you! What's more, the agent does not disappear after the transaction, they are also present after signing the sales contract, during the transfer of the property and when signing the handover protocol. You are not alone - the Top Agent watches over the process, monitors, supports - until the very end of the transaction. Because in order to receive a recommendation from you in the future, the agent must first earn it, your Personal Agent will do their best to make you happy and ready to issue an appropriate recommendation! :)
