HOW DO WE WORK WITH SELLERS?

Certainly, what we will do specifically to sell your property is important to you. You are probably wondering why it is worth cooperating with our office, with one of the Top Agents. Let us list the 15 most important steps we take on our common path to success. They will allow you to make a well-informed decision and consciously choose your future partner to sell your apartment, house, commecial premises or plot.

1. Detailed market analysis, determining the optimal listing price for the property

A Top Agent always tries to prepare properly for a meeting with you. Considering the exact location of your apartment, house, commercial space or plot of land - s/he checks and analyzes listing prices on the local market and, if possible, verifies the actual transaction prices. Working in this area and knowing it well, as well as constantly monitoring and analyzing the changing industry situation, the agent is able to properly estimate the approximate value of the property and propose the optimal price at which the property should be presented to the market. Of course, the final decision on the price is yours but remember that it affects the length of the entire sales process.

2. Client-agent meeting - choosing a business partner

Your Personal Agent places emphasis on thorough preparation for the conversation. They visit you to view the property and understand your expectations and motivations. They make sure, based on the information you provide, that they are able to help, and describe the terms and conditions of potential cooperation. You meet the agent in person and you also have the opportunity to ask them questions that are important for choosing a partner to cooperate with, which will help you in making your decision. Then, if both you and the agent are satisfied with the course of the meeting so far and are interested in continuing the process, and you are satisfied with the mutual rules, a meeting is arranged to sign a brokerage agreement.

3. Signing the agency agreement

The next step is to sign an exclusive agency agreement, i.e. a listing agreement with an exclusivity clause. Remember - a Top Agent will not work without an agreement. Apart from the fact that a brokerage agreement in Poland must be in writing, under penalty of nullity, such action would be absolutely not in our style and it would be inconsistent with our standards! We work reliably and according to high standards, and our work is based on a specific marketing plan and mutually agreed and recorded arrangements, so that - as a client - you know exactly what awaits you on this common path.

4. Checking the legal status of real estate property

In order to avoid any potential and completely unnecessary complications, after signing the brokerage agreement, we check the legal status of your property. At the beginning, the Top Agent will ask you for the land and mortgage register number and a copy of the 'basis of acquisition', i.e. the document on the basis of which you became the owner of the property. The agent must make sure that your apartment, house, commercial place or plot is prepared for the transaction. After all, buyers can very quickly become interested in the property and then you would not have time to complete the formalities, which can take weeks, months or in some cases even years. In order to avoid potential stress just before the upcoming transaction, the product we promote should be prepared for sale and its legal status should be regulated, or this process must be started as soon as possible - without a doubt.

5.  ‘For Sale’ sign on the property

If possible, your Exclusive Agent will install a ‘For Sale’ banner on your property. There is no need to hide your apartment, house, commercial premises or plot from the world, is there? Instead of playing hide and seek and searching for a needle in a haystack, the buyer wants to know the exact location of each property. And if they are looking for something for themselves in a specific area because they have family or friends there, they currently live there or they simply wish so - they will certainly appreciate the visual information (a sign) on the property offered for sale.

6. Professional photo session for the property

A Top Agent takes care of the image of your property and strives to ensure that it is - as a product that requires appropriate setting and marketing - presented in the best possible light. A professional photo session is of the utmost importance for the proper presentation of the real estate property. After all, you only make a first impression once! Customers buy based on their senses and emotions - so it is worth ensuring that their experiences and visual impressions are as perfect as possible.

7. Virtual Visit - 3D property walk

Your Exclusive Agent does not rest on their laurels but moves with the times. Technology allows us to have increasingly easy access to masterful real estate sales and marketing strategies, including 3D tours, which makes the promotion of the property increasingly sophisticated. Virtual property tours are very much appreciated by buyers so a Top Agent always tries to provide them where they can be useful and make sense. This is especially desirable for clients living abroad, staying in another part of the country or even during winter, when it is good to guarantee the buyer the convenience and safety of getting to know your property without leaving their own home. In this way, the buyers can immediately reject listings that do not meet their expectations - and this means that your Personal Agent from the outset eliminates those who probably would not be willing to proceed to the next stage anyway. There is a greater chance that those who express a desire to arrange a presentation with an agent after seeing a virtual tour will actually be more interested in purchasing. After all, they have already seen your property, they have already virtually "walked" through it.

8. Publication of a real estate listing

After writing a professional description of your property, your Top Agent publishes it, along with professional photos, a 3D tour and other visual and advertising materials, on the most important internet portals, on agency's website, in MLS - Multiple Listing Servise - listing exchange system available only to realtors (in which only 'exclusive' listings are published) and on agency's social media, including Facebook, Instagram, LinkedIn and Google Maps. Your Personal Agent additionally promotes the property in various real estate groups on social media. All of our listings, unlike regular (non-exclusive) listings signed by many other agencies, are always unique, up-to-date and brand-consistent.

9. Additional marketing activities, as needed

We work with full commitment and actively advertise. Selected listings are placed on office leaflets published on social media and/or distributed by external companies, and for some properties, in accordance with the marketing plan approved between yourself and your Personal Agent, dedicated leaflets or brochures are prepared. You can also familiarize yourself with some of our listings by stopping in front of our office, because they are displayed in the window of the premises in which we operate. When necessary and above all possible, we also organize open houses and use drones. If you are open to improving the image of your property, a Top Agent will also be happy to arrange a consultation with a home staging professional for you. Depending on the type of property and agreed marketing plan, we perform many other activities - all in order to sell your apartment, house,  commecial space or plot of land - as quickly and as profitably as possible.

10. Regular reports to the client on the progress of sales process

A Top Agent sends regular reports on their work, ensuring that you know what is happening with your property at every stage of the sales process - what has been done so far, what are the viewing statistics, how many clients have sent an inquiry, how many have viewed the property, whether someone has just moved on to the next stage of the selling process and what exactly they have proposed. At the beginning of the partnership, you establish at what intervals you would like to receive information from your agent, and then the agent summarises the activities they have performed and reports on what is happening around your apartment, house, commercial premises or plot. Regular contact with a Top Agent makes you feel properly taken care of.

11. Inter-agency cooperation

In our cooperation with clients, we also commit to cooperating with other brokerages and real estate agents - with all of them without exception! We want as many people as possible to view your property and it does not matter whether they come to us on their own or are represented by other real estate agencies. You are our client, it is your apartment, house, commercial premises or plot of land that we have to sell, so every real estate agent is welcome. The more clients see the listing and then view your property, the faster we will carry out the transaction and the more satisfied you will be - and this is key for us!

12. Real estate presentations to potential clients

Property viewings are a very important element of selling your property, so a Top Agent is personally present at the presentations. Additionally, since most buyers prefer to familiarize themselves with selected properties in peace and comfort, without any uncomfortable glances or questions from sellers, imagining themselves in these specific property's walls, clients who hire an agent to sell their apartments and houses are most often not present at the viewings. It is also much easier and more convenient for you, as a client ordering the sales service.

13. Negotiations on the terms and conditions of the transaction

Your Personal Agent - working only for you, has a unique opportunity to look after your interests - especially during the negotiation process with a potential buyer. A top Agent, professionally and without any conflict of interest, is able to conduct difficult conversations with a buyer without revealing your motivation, the minimum transaction price you are willing to accept, or any other important issues that could affect the final terms of the sale. Your Personal Agent works only for you and does not collect a fee from the buyer at the same time.

14. Assistance and organizational support in handling the transaction

A Top Agent will take care of preparing the transaction, providing support in collecting the necessary documents, completing the necessary formalities, setting a date for the notarial deed, passing on the mutual client arrangements to the notary public, or even, if necessary, subtly cooling down the heated emotions of both parties.

15. Visit to the notary and handover of the property

The seal of your cooperation with a Top Agent is a successful and satisfactory transaction, i.e. a sales contract at a notary's office - and your Personal Agent is there with you! What's more, the agent does not disappear after the transaction, s/he is also present after signing the purchase and sales agreement, during the transfer of the property and when signing the handover protocol. You are not alone - the Top Agent watches over the process, monitors it and supports you - until the very end of the transaction. Because in order to receive a recommendation from you in the future the agent must first earn it - your Personal Agent will do their best to make you happy and ensure you give an appropriate recommendation at the end! :)
